The first close for our newest fund, Growth Fund IV, is next Thursday, March 31, 2022. With a capital call set for early April, you can put your money to work right away. Growth Fund IV is designed to deliver high growth potential by participating as both a limited and co-general partner in ground-up multifamily developments across the southwest and southeast United States. The Fund is targeting a 1.7x to 1.8x net equity multiple and a 14% to 16% net IRR after a four-year hold. After that, investors can redeem their interests or remain in the Fund to generate a target net annualized total return of 8% to 11%.

Asset Disposition – Stella at the Medical Center – Fund III

Gross IRR: 11.9% | Gross Equity Multiple: 1.84x

We recently completed the sale of our Fund III asset, Stella at the Medical Center, in Houston, Texas. This sale generated an 11.9% gross IRR and a 1.84x gross equity multiple after a five-and-a-half-year hold. During ownership, we renovated 85% of units and refreshed the property’s clubhouse and pool area. In the 12 months leading up to the sale date, effective rents across the submarket increased by 17.4%, and the announcement of a $1.8 billion planned expansion of the Texas Medical Center provided important tailwinds for the successful disposition of the asset.
