We recognized the potential of the Gateway neighborhood near Denver International Airport in 2018, when we elected to develop this 150-unit apartment community in partnership with Massimino Development in Boulder, and we were spot on. In the years since, the area has exploded. We sold the asset for $62.5 million, nearly double what we paid, putting the unit share price at $416,667. Back in 2018, the neighborhood only had six multifamily properties within two and a half miles of the site; now, the neighborhood has 14, with another six under construction.
In addition to Connect at First Creek, we have paired with Massimino on Farm Haus, a 280-unit apartment community in Longmont, CO. Residents will begin moving in this month, with project completion in the fall. Farm Haus is already 20% leased.
