Investment Summary

The Rosie (formerly known as Pilsen Gateway) is a seven-story, 202-unit mixed-use development with remarkable views of the Chicago skyline. The site is located in the increasingly popular neighborhood of Pilsen, 1.5 miles southwest of downtown Chicago. Pilsen is consistently ranked as one of the fastest growing areas in Chicago and is expected to further benefit from several new investments in the area. The property will be within a 10-minute walk to several demand drivers including the renowned Illinois Medical District and collections of retail, dining and entertainment activities. Upon completion, residents will benefit from efficient floorplans, ground floor retail space and a full amenity set, inclusive of a 8,500 square foot outdoor deck.

Key Deal Points

Pilsen is consistently ranked as one of the top high-growth neighborhoods in Chicago and will continue to expand as a result of the new investments within the neighborhood. The nearby Illinois Medical District has expansion plans that will create up to 4,500 permanent jobs and The City of Chicago will be investing $525 million into projects that support the area's growing uses.

The neighborhood is located 1.5 miles from downtown Chicago and within a 10-minute walk to an expanding employment base comprised of Chicago's renowned Medical District. The area is also characterized by a collection of art studios, vintage shops and popular restaurant scene that draw demand to the area.

Our development partner, Cedar Street, recently converted a nearby warehouse to 92 loft apartments. The converted warehouse, Otis’s old elevator factory, is within a 7-minute walk of The Rosie and the project reached stabilization in eight months at rents 24% higher than projections, exemplifying the area’s strong appeal.
