MICHAEL Risk management. It’s all encompassing. Once everything. It’s about the asset class you’re investing in, it’s how much leverage you use. It’s the team you’re hiring. It’s the strategy and how you distribute your people. It’s a never-ending thing. It’s something that we constantly think about.
DAVID We chose multifamily investments. That’s rental housing in the US because it’s the lowest volatility or lowest risk real estate asset class for the last 30, 40, 50 years. And that should make sense. Housing is an essential need. And so no matter what the economy’s doing, whether it’s a boom or it’s a recession, you need a place to live. No matter how much technology is changing our economy—and it is—you need a place to live. It is not disruptable. And so you start with the lowest, and the lowest volatility asset class. And then you look at, you know, the financials behind it. what can drive it.
MICHAEL Dave said it best I think 15 years ago. He said I never want to utter the words, “I used to be rich.” And that’s really what we think about when we’re helping investors out. They’re making sure that they stay rich, that we grow their wealth because they’ve already made it.
DAVID But there’s also a misnomer that, you know, we’re only doing things on behalf of wealthy people. You know, my mother is a schoolteacher, and she saved her whole life, and now she’s a millionaire. And it’s literally the book you read, “The Millionaire Next Door.” She is the millionaire next door you never knew. Oh, we’re investing on behalf of her. And it’s important that she’s put in investments that can protect and grow over wealth. And were, you know, so hard fought to get.

DAVID Innovation comes from need. And four years ago, we figured out that all of the firms that people were using to predict rent growth, they just weren’t accurate. They actually weren’t accurate on the rent growth that that happened. They weren’t granular and they weren’t accountable. They never actually told you how accurate they were. And so we said, you know, we think we can build this ourselves.
And so for the last four years we’ve done it. we’ve hired a team of four data scientists led by one brilliant data scientist. and we bring in billions pieces of data a month to answer that central question in an unbiased way. How much are rents going to grow? What cities and submarkets are going to grow at faster rates than others?
And it’s incredibly important that we know that, because in any investment, growth will be the most important variable.
MICHAEL We knew we had a great platform. We knew we had a great product, and all we needed to do was get it in front of others. And that’s what we did. And we put marketing and real power behind the Origin platform. And that’s when we hit this inflection point.
