These opportunities allow investors to pursue targeted, property-level exposure while benefiting from the same sourcing, underwriting, and asset management standards applied across the Origin platform. When available, individual offerings are capacity-limited and offered during defined subscription windows.
Sidecar Co-Investments
What is a Sidecar?
Sidecars provide access to a specific property when an acquisition exceeds a fund’s concentration limits. Rather than increase concentration within the fund, Origin may invite eligible investors to co-invest directly in the asset. Investors participate in the same underlying deal — with the same negotiated terms — while the core fund remains diversified within its mandate.

1031 Exchange DST Properties
What is a DST Property?
Origin Exchange provides access to Delaware Statutory Trust (DST) structures designed for investors completing a 1031 exchange. These offerings typically hold institutional-quality multifamily properties in high-growth markets and are structured for passive ownership.
How it Works
Origin sources and underwrites the asset through its institutional process. Eligible investors receive an invitation and a defined subscription window. Allocations are limited and may be filled quickly, with investments made directly into the property-level vehicle. Origin’s flagship IncomePlus Fund has the option to acquire DST interests in exchange for interests in its operating partnership in a tax-deferred 721 exchange, providing potential further deferral and diversification.
