Ashley Oaks | Origin IncomePlus Fund
This $4.5 million preferred equity position is the latest investment in our IncomePlus Fund. Our investment will help finance the acquisition and rehabilitation of a 462-unit, Class B multifamily property in San Antonio, TX. The asset is currently owned by a subsidiary of SPG, who will provide more than $10.6 million of common equity ahead of our investment, a nearly 16% buffer to the expected cost basis. The Rosie | Origin QOZ Fund
Construction continues to progress on our QOZ Fund asset The Rosie (formerly Pilsen Gateway), with no material deviations from the project schedule over the past quarter. The building’s first units are slated for delivery at the end of March, with the full certificate of occupancy coming shortly afterwards. You can watch live construction updates here.
Current activities at the property include the continuation of exterior cladding, roof coping installation, laying pavers on the outdoor amenity deck, and installation of unit finishes. We’re also currently finalizing pricing for the installation of custom closet built-ins to enhance the livability of our two bedroom and premium units. The property’s website is now live and preferred employer partnerships are being finalized with major employers in the nearby medical district.
